Scope of Work

Responsible for design review, field representation, authoring commissioning documents, including commissioning plan, pre-functional checklists, functional test plan, commissioning report, & systems manual, on-site observation, leading commissioning meetings, contractor submittal review, equipment checklists and observation of functional testing for the Los Angeles County Department of Public Works’ upgrade to the existing 38-acre Martin Luther King Jr. Medical Center Campus.  Commissioned systems included: mechanical equipment, direct digital controls, building enclosure, normal & emergency power, data infrastructure, audio/visual, nurse call, building enclosure, fire/life/safety, and domestic water.

The project was constructed under a Design Build Methodology, which involved multiple buildings broken into two main projects to be constructed and coordinated simultaneously – the Hospital Renovation Project or Inpatient Tower Renovation Project, the new Multi-service Ambulatory Care Center, and several ancillary buildings.•In Patient Tower – Major renovation 187,676 sq. ft.

Project Information

Designed in Mission Revival style, the civic center fits into the town’s rustic image with archways, colonnades, plazas, a domed tower and a large, symbolic fountain.  The five-acre project consists of three main components: a 97,000-sq-ft, three-story city administration building, a four-level, 480-space parking structure with an 8,600-sq-ft store front, and a half-acre town square plaza.

Scope of Work

Scope includes development of Owner’s Project Requirements, review of the Basis of Design, two design document reviews with back check, commissioning specification development, authoring of the commissioning plan, creation of the functional test plan, contactor submittal reviews, creation of pre-functional checklists, conducting commissioning team meetings, site observations and functional testing.  Commissioned systems included mechanical equipment, direct digital controls, lighting controls, and domestic hot water.

Project Information

The Collective at Playa Vista is a 204,422 square foot, five-building office campus located in the burgeoning Playa Vista submarket of West Los Angeles, slated for market delivery in the second quarter of 2015.  Each building features two floors with dramatic double height spaces of up to 21 feet. The concrete and wood exterior melds with interiors of steel columns, wood flooring and exposed roof framing to create an inviting yet industrial feel, complementing the landscaped grounds and private garden patios.

Scope of Work

I assisted in early site assessments & job walks, design phase reviews, and construction document authoring.  During the construction phase, I was responsible for site observations, pre-functional verification, scheduling assistance, contractor change order & billing review, functional testing, and performance verification.  Commissioned systems included new and existing mechanical systems, direct digital controls, parking garage ventilation, sewer and storm sump pumps, lighting controls, security/access control, emergency power, and data infrastructure.

Project Information

The Hall of Justice was renovated to provide space for the District Attorney’s office, Sheriff’s office, and other county agencies.  It was constructed in 1925 comprising approximately 500,000 gross square feet in 14 stories. This Repair and Reuse project scope of work includes structural demolition of the existing 11th  and 13th floors due to low ceiling heights leaving a 12 story building at completion. The project includes the retrofit of structural and non-structural elements to meet current seismic performance requirements and tenant improvements throughout the building. These included new building systems throughout the building and the construction of an adjacent multi-level 1,000 space parking structure. Preservation of historic materials and inclusion of an interpretive center museum are also included in the projects scope of work.

Scope of Work

I was the primary lead for all design, construction, and occupancy phase tasks, including; Owner’s Project Requirements development, Basis of Design validation, authoring commissioning plans, design review, Pre-Functional Checklist development, equipment list, Functional Test Plan authoring, contractor submittal review, construction operation, TAB verification, functional testing, warranty review, and lessons learned.  LAUSD is the second largest district in the country.  The District serves a student population of approximately 700,000.  Los Angeles Unified School District’s $20.3 billion school construction and renovation program is the largest program of its kind in the Western United States. I assisted with the development of CHPS standard documents/design specifications, District wide quality control program requirements, and commissioning program standards.

Scope of Work

Responsible for creation and execution of the Functional Test Plan and on site observation for both fundamental and enhanced LEED commissioning services for the new Anaheim Regional Transportation Intermodal Center (ARTIC).

Project Information

The center combines a transportation gateway and mixed-use activity center on 16-acre site owned by the Orange County Transportation Authority (OCTA) and the City of Anaheim. ARTIC will include a three level facility accommodating passenger arrivals, departures and transfers with supporting retail, restaurants and passenger services. The structure features a 180-foot archway offering expansive skyline views and will stand as a landmark throughout the region. The project is in pursuit of Platinum certification.

Scope of Work

I served as a commissioning provider on numerous projects as part of the Port of Long Beach’s program.  My responsibilities included design review, site visits, equipment submittal reviews, functional and performance testing.  He is also involved in training and support after turnover including following up on warranty items, campus wide integration and continued training and education for both the owner and tenants.

Scope of Work

I was responsible for design, equipment, and submittal reviews, document authoring, pre-functional & functional testing, on site observations and operations & maintenance staff training.    Commissioned systems included mechanical systems, direct digital controls, lighting controls, building envelope, and domestic hot water.  CHPS commissioning as well as acoustical verification were performed.

Project Information

This project is a new 29,245 SF Center for Performing Arts for the Bonita Unified School District located on the southwest side of the San Dimas High School campus. The center is a 709 seat variable acoustics auditorium including a pre-function lobby with restrooms, orchestra, parterre, and balcony level seating, a legitimate stage, stage apron, fly loft with loading galleries, grid iron, and counterweight rigging system. Catwalks, side lighting, control booth and follow spot booth are provided within the house. The project also includes a classroom sized multipurpose room.
